Home Staging by Abigail offers three home staging services.
Home Staging Consultation - $250 (Flat Fee)
This service is meant for homeowners currently living in the home they are selling – which is pretty typical!
A Home Staging Consultation entails a walk-through of the entire property with the seller beginning with the exterior.
During the consultation, the seller will receive verbal advice and suggestions on how to stage their home to sell. But not to worry – they don’t have to take notes! Within 24 hours, the seller will receive a home staging report broken down by room and priority in order to complete the staging process and list the property by the goal date.
This report is tailored for those comfortable with a more “stage-it-myself approach,” as well as those who choose to move forward with an accessory and/or furniture rental.
In addition to a report, every seller receives a leave-behind folder with my contact information and three additional handouts:
• Occupied Staging Checklist. This handout 1) lists the basic staging recommendations for each room, 2) describes our expectations on staging day should sellers opt to move forward with staging services, 3) advises sellers and agents on when to schedule professional cleaners and photographers and 4) provides detailed instructions for cleaners in case the property is scheduled to be cleaned after staging and prior to photos (not ideal, but it does happen!).
• Showing Checklist. This handout offers sellers quick tricks and tips on how to prep their home before every showing, including those last minute showing requests. This is a helpful document for both the seller and the listing agent.
• Bed Recipe. This handout teaches sellers how to properly make and style a bed from start to finish in 8 steps – with photos! – prior to professional photographs, open houses and private showings.
Accessory Stage - Starting at $1,500
Once more, this service is meant for homeowners currently living in the home they are selling and this service always starts with a Home Staging Consultation.
We are able to work with a seller’s current furniture and accessories! We can help maximize the efficiency of their layout using their current pieces.
This service can range from a few key rooms to staging their entire home top to bottom. For example, we can help accessorize your main living areas, or perhaps a few “bare spaces,” such as guest rooms, offices or libraries. An accessory and/or furniture rental is tailored to the seller’s needs and their home.
Vacant Stage - Starting at $2,500
Selling a vacant home? Many buyers have difficulty visualizing the size of a room – specifically how many furniture pieces will fit in a space. Home staging helps potential buyers visualize themselves living in the home; and we will stage your property that creates a lifestyle potential buyers want to be a part of! Vacant home staging packages are available in a variety of tiers – each personally tailored to your needs and budget.
